Booking Terms and Conditions
Bookings are subject to availability and confirmation of payment. To confirm a booking, guests must make the relevant payment in accordance with the terms and conditions for each property. The amounts for booking fees, security deposits, cleaning fees and other charges are those currently displayed on each property’s page.
Pre-check-in
Once the booking is complete, the person who made the booking will receive an email and/or a text message from the accommodation confirming the booking and providing important details about the accommodation and information on additional services (such as a transfer service or extra cleaning). Guests will be asked to complete an Accommodation Form, which is essential for preparing for your stay. The Accommodation Form will ask, in particular, for the arrival time, the total number of guests staying – so that we can provide the appropriate amount of bed linen and towels – as well as mandatory information regarding immigration and border services. Guests must state the exact number of people on the Accommodation Form. The number of guests specified in the booking must not exceed the number of guests present at the accommodation. If the number of guests exceeds the limit, the accommodation reserves the right to require guests to leave the accommodation without any compensation or refund of fees paid. The accommodation cannot accept any liability for the incorrect completion or failure to complete the Accommodation Form. Any attempt to alter and/or falsify the original information will invalidate the Accommodation Form and may result in the cancellation of the booking.
Cancellation Policy
Once the booking has been confirmed, the following charges will apply in the event of cancellation: a) The guest will be charged 50% of the total booking amount for cancellations made up to 30 days before check-in. b) The guest shall pay 100% of the total booking amount in the event of cancellation less than 30 days prior to the check-in date and in the event of a no-show. Should an overbooking situation arise (i.e. simultaneous bookings for the same accommodation) at the accommodation booked by the guest, the guest expressly acknowledges and accepts that the accommodation may reallocate the booking to accommodation of the same category (ensuring, in any case, that the quality of the accommodation provided is not inferior to that booked by the guest), at no additional cost to the guest, and without the guest being entitled to any compensation from the accommodation for this reason.
Terms and Conditions
The person making the booking must be at least 18 years old and must stay at the booked accommodation for the entire duration of the stay. Guests under the age of 18 may only stay if accompanied by an adult who is the person making the booking. The person making the booking must provide a valid address, a telephone number and an email address. Pets (of any breed, size or age) are not permitted in the accommodation. The accommodation reserves the right to require guests to leave the accommodation without any compensation or refund of fees paid if an animal is found inside. Smoking is not permitted inside the accommodation. Pursuant to Article 45(1)(a) of the Convention implementing the Schengen Agreement, the accommodation of foreign nationals must be reported to the immigration and border authorities, this term referring to all those who do not hold Portuguese nationality. For the purposes of the previous paragraph, all guests of foreign nationality must provide all details relating to their identification, no later than the check-in date, via the Accommodation Form. Guests must notify the accommodation of any damage to the property, equipment or fittings that occurs during their stay, even if the guest considers the damage to be normal wear and tear and not their fault. If the guest fails to notify the accommodation of such damage, they may be held liable for it.
Additional services
The accommodation offers a range of additional services to guests at an extra cost, such as private luggage and passenger transfers, cleaning and laundry services, and massages. All additional services are available on request and are subject to confirmation of availability. The accommodation accepts no liability for any services provided by external suppliers.
Check-in and Check-out
At check-in, the person responsible for the booking and all foreign guests will be asked to present identification documents to verify the information provided. Unless otherwise agreed, the accommodation will be available on the check-in date between 4.00 pm and 11.00 pm. In the event of a late check-in – after 23:00 – an express check-in service may be available, provided the guest confirms this option with the accommodation in advance. The express check-in service is subject to guests having completed the Accommodation Form in full beforehand. Check-out is by 10:00 and all guests must vacate the accommodation by the scheduled time. Guests are kindly requested to inform us of their intended check-out time. If the guest refuses to leave, the owner reserves the right to enter the accommodation, remove their belongings, change the locks and take any other measures deemed necessary. (The guest will be liable for the costs of any such action). Any changes to arrival and departure dates and times must be confirmed by the accommodation. The accommodation accepts no responsibility for any items left inside the apartment after the guest’s departure. Any belongings found in the apartment may be returned upon request. The guest is entirely responsible for all costs associated with the process of returning their belongings.
Cleaning, bed linen and towels
The accommodation will be cleaned before guests arrive. The basic accommodation service includes a set of towels, bed linen and some toiletries for each booking. Guests must keep the accommodation as tidy and clean as possible, leaving it in the best possible condition at check-out so that it is ready to welcome the next guest. Guests must not leave rubbish inside the accommodation, by the door or outside the building; they must use the rubbish bins on the street provided for this purpose.
Accommodation equipment, furniture and items
If a device is not working, or if guests are unsure how to use any equipment in the accommodation, the guest should contact the host responsible for the accommodation. No alterations to the accommodation or its contents are permitted. All items found in the accommodation belong to the owner and must not be moved or removed from the property during the stay.
Maintenance and special requests
Any issues within the accommodation (e.g. electrical faults, equipment breakdowns, water leaks) must be reported immediately to the owner by email or telephone. Depending on the issue, it may take up to 72 hours to resolve, or longer if third-party services are required. While respecting the guest’s privacy, the owner reserves the right to access the accommodation at any time, if necessary, for inspections, repairs and emergencies.
Noise, Illegal Activity, Safety
In accordance with the law, quiet hours are between 10.00 pm and 8.00 am, during which time guests must remain quiet. Guests must not disturb the neighbours, particularly when opening or closing the accommodation door. Bookings for illegal or immoral activities will not be accepted. The guest whose name appears on the booking confirmation email will be responsible for the behaviour of the entire group and, as such, agrees to refrain from any illegal activity. Guests are not permitted to invade the owner’s privacy or publish anything that might allow third parties to identify the property’s address or the owner’s identity (even if such information is already in the public domain). Guests are solely responsible for their own safety during their stay at the accommodation. Guests must follow any instructions or explanations provided by the owner at the time of check-in. If a guest becomes aware of anything during their stay that they consider to be a risk to health and safety, they must inform the owner immediately. When leaving the accommodation, guests must ensure that they leave the doors/windows closed, the air conditioning off, and the lights switched off.
Liability
The accommodation provider’s liability is legally limited to the accommodation itself and its relationship with guests during their stay. The accommodation will not be liable for any occurrences outside the accommodation’s premises, such as building cleaning and maintenance, external noise, building works, neighbours or any other matter not directly related to the accommodation itself. The photos and descriptions of the accommodation are provided by the owner. Minor changes to the accommodation may occur compared to the photos on the website, without compromising its general condition or amenities. The accommodation will not compensate guests, refund fees, or transfer guests to another accommodation based on its appearance or surroundings. It is the guests’ responsibility to ensure, before booking, that the area or neighbourhood they choose to stay in is to their liking. The accommodation accepts no liability for any damage caused, directly or indirectly, that may occur during guests’ stay at the accommodation, such as personal injury, theft, burglary or criminal behaviour, loss due to fire or misconduct, etc. The same applies in relation to any faults in the supply of electricity, water, telephone or internet. All thefts, robberies or any criminal behaviour must be reported by guests immediately to the owner as well as to the relevant police or judicial authorities. The accommodation accepts no liability for any delays, accidents, losses or changes to timetables or fares relating to the services provided by our suppliers. The accommodation accepts no liability for errors and/or omissions, misrepresentations by third parties, disputes between a guest and a third party, or for the content of external links other than the one through which the booking was made. Should guests fail to comply with these terms and conditions, or in the event of misconduct on the part of guests, the owner reserves the right to require them to leave the accommodation without any compensation or refund of fees paid.
Legislation and force majeure
This agreement is entered into between the guests and the owner, who is duly authorised to manage the letting of the accommodation. This agreement grants the guests permission to occupy the accommodation during the agreed period and in accordance with the agreed terms. The guests are not tenants of the accommodation and do not have exclusive possession of it. In the rare event that a booked property becomes unavailable due to damage caused by circumstances beyond the property’s control, such as water leaks, the property shall not be liable for the inconvenience caused; however, it shall take all necessary measures to transfer the guest to a property with similar characteristics. Should guests not accept the change, the full amount (excluding costs relating to the days on which the apartment was used by the guest, if applicable) will be refunded, but neither the owner nor the accommodation will be liable to guests for any additional costs arising from the cancellation of the booking. The accommodation accepts no liability for any theft of items left in the accommodation.
Changes and Governing Law
The accommodation reserves the right to update its terms and conditions at any time, as necessary. It is the responsibility of those using the accommodation’s services to review these terms and conditions in the event of any changes before making a booking. By agreeing to use the accommodation’s service, it is understood that the guest accepts any changes and that all parties will comply with such changes. These terms and conditions do not affect the rights of guests. These terms and conditions are subject to Portuguese law. The Portuguese courts have exclusive jurisdiction in the event of legal proceedings relating to any booking at the accommodation.
